Replacement cost vs actual cash value for renters
Same limit, and a very different cheque.
This one setting decides what a renters claim is actually worth, and it is the most common reason two policies with the same limit are priced differently.
It is also the most common reason a settlement comes in below what someone expected.
The difference
Replacement cost pays what it costs to buy a comparable item today. Actual cash value pays that figure less depreciation for age and wear.
| Replacement cost | Actual cash value | |
|---|---|---|
| What it pays | The cost of buying the item again today | That cost, less depreciation for age and condition |
| On older belongings | Unaffected by age | Can settle for a fraction of the replacement cost |
| Premium | Higher, though usually modestly on a policy this inexpensive | Lower |
| How it is paid | Often in two parts — depreciated amount first, the balance once you replace the item | Usually a single payment |
Where the gap is widest
Depreciation is applied by category and by age, and renters own a great deal of exactly the things that depreciate fastest: electronics, furniture, clothing, kitchen equipment.
On a laptop several years old or a sofa bought second-hand, an actual cash value settlement can be a small fraction of what replacing it costs. Across a whole apartment after a fire, that gap becomes the difference between recovering and not.
This is why the setting matters more on a renters policy than the modest premium difference suggests. Almost everything a renters policy insures is depreciating.
How replacement cost is actually paid
It is frequently paid in two stages. The insurer commonly pays the depreciated value first, then releases the remainder once you have replaced the items and evidenced what they cost.
The intention is to stop the cover paying more than the actual loss. The practical consequence is that you may need to fund part of the replacement briefly, and that there is usually a deadline for claiming the balance.
Check which one you have
It is stated on the declarations page. A quote that is noticeably cheaper than another is worth checking here before anywhere else.
On a policy as inexpensive as renters cover usually is, the premium difference between the two bases is generally small against the difference in a settlement. For most households replacement cost is the sensible default.
Common questions
The declarations page states it for personal property. If one quote is noticeably cheaper than another, this is one of the first places the difference usually is.
On a policy this inexpensive the premium difference is usually small, and the difference in a serious claim is not. Where a shortfall could not be funded out of savings, it is generally the more sensible basis.
Depreciation on an actual cash value policy, or on a replacement cost policy the fact that only the first depreciated instalment has been paid and the balance follows once items are replaced.
