Cancelling home insurance after you sell
Cancel when the house stops being yours, not before.
Until the sale closes and ownership passes, the house is still your responsibility. If it burns down the week before closing, it's your loss. So the rule is simple: keep the policy until the day the house is no longer yours, then cancel it effective that date.
The right date
Cancel effective the closing date, or the date ownership actually transfers if that's later. Confirm with your closing agent. If the buyer takes possession early, or you stay on after closing, talk to your insurer about how that's handled; the policy wasn't written for someone else living there.
If the house sits empty while it's on the market
Many home policies limit coverage once a home has been vacant for a set number of consecutive days, often 30 or 60 depending on the policy form, for losses such as vandalism and glass breakage. If you've already moved out, tell your insurer. You may need a vacancy endorsement or a different policy until the sale closes.
Refunds and escrow
Unused premium is generally refunded when you cancel, sometimes less a fee. If your mortgage servicer paid the premium from escrow, the refund may come to you or go to the servicer, and the escrow account is closed out when the loan is paid off at closing.
Flood insurance is different
